Key takeaways

  • The keywords that book jobs pair a specific service with a place: "move out cleaning [city]" beats "cleaning services" every time.
  • Sort every keyword by intent. Hire-now terms get most of the budget, price-research terms get lower bids, and how-to terms belong on your blog, not in your ads.
  • Each niche has its own traps. "Hood cleaning certification" is a cleaner looking for training, and "janitorial bids" is a competitor, not a client.
  • Start with exact and phrase match. Only open up broad match once conversion tracking works and a negative keyword list is in place.
  • Check the real volume and cost in Google Keyword Planner for your own city. National averages hide huge local differences.

How to Use This List

These are the keywords cleaning customers actually type when they want to hire someone, grouped by niche. Each list is formatted so you can copy it straight into Google Ads or a spreadsheet. Replace [city] with each town, suburb or neighbourhood you serve. A list built for one metro with ten suburbs quickly turns into several hundred real keywords.

Three rules before you start:

  1. Only bid on services you actually sell. If you don't do carpets, skip that list and add its terms to your negatives instead.
  2. Keep each service in its own ad group, so the ad and the landing page match what was searched. Someone searching "move out cleaning" should see a move-out ad and land on a move-out page.
  3. Pair this list with a negative list. Every cleaning keyword attracts job seekers, DIYers and people shopping for products. Our negative keyword list for cleaning companies blocks them.

The Three Intent Tiers

Not all keywords are worth the same. Before you look at the lists, it helps to know where each type of search sits.

TierWhat it looks likeWho is searchingWhat to do
1. Hire nowService + place, "near me", "company", "service", "same day"Someone ready to book this weekMost of your budget, exact and phrase match
2. Price research"cost", "prices", "rates", "quote", "how much"Someone comparing before they bookLower bids, send them to an instant quote or pricing page
3. Information"how to", "checklist", "what is", "should I"Someone learning, often planning to do it themselvesDon't advertise. Write blog posts for these instead.

The lists below are Tier 1 unless marked otherwise. Each one ends with the price-research terms for that niche.

House Cleaning and Maid Service Keywords

This is the biggest and most competitive group. Large franchises and lead marketplaces bid on the short versions, so the long versions with a frequency or a place name are usually where a local company wins. Why the shortest term is often the worst buy is covered in why "cleaning services near me" is the wrong keyword.

house cleaning [city], house cleaning service [city], house cleaners [city], house cleaners near me, maid service [city], maid service near me, maids near me, home cleaning service [city], home cleaners near me, residential cleaning service [city], residential cleaning company, cleaning lady [city], housekeeping service [city], house cleaning company near me, local house cleaning service, recurring house cleaning, weekly house cleaning, weekly cleaning service, biweekly house cleaning, bi weekly cleaning service, every other week house cleaning, monthly house cleaning, apartment cleaning [city], apartment cleaning service, condo cleaning service, townhouse cleaning, one time house cleaning, same day house cleaning, last minute cleaning service, weekend house cleaning, eco friendly house cleaning, green cleaning service [city], non toxic house cleaning, pet friendly house cleaning, senior home cleaning, cleaning service for elderly, house cleaning for busy families, book house cleaning online, hire a house cleaner, house cleaning prices [city], house cleaning cost, how much does a house cleaner cost, maid service prices, house cleaning quote, cleaning service rates per hour

Watch out for: "housekeeping" also pulls in hotel housekeeping jobs, and "cleaning lady" pulls in job seekers. Run them in phrase or exact match only, with the employment negatives switched on.

Deep Cleaning Keywords

Deep clean searchers are often first-time customers, which makes them the best source of future recurring clients. Here's how to turn a deep clean into a recurring client.

deep cleaning [city], deep cleaning service, deep house cleaning, deep cleaning near me, one time deep clean, deep clean house service, top to bottom house cleaning, spring cleaning service, spring cleaning [city], fall cleaning service, holiday house cleaning, cleaning before guests arrive, kitchen deep cleaning service, bathroom deep cleaning, baseboard cleaning service, inside oven cleaning service, inside fridge cleaning, cabinet cleaning service, wall washing service, deep clean after illness, first time deep clean, deep cleaning cost, deep cleaning prices [city], how much is a deep clean

Move-In and Move-Out Cleaning Keywords

These searchers have a deadline: a lease end, a closing date or a walk-through. That urgency makes move-out terms some of the most profitable in residential cleaning.

move out cleaning [city], move out cleaning service, move out cleaners near me, move in cleaning [city], move in cleaning service, move in move out cleaning, end of lease cleaning, end of tenancy cleaning, apartment move out cleaning, rental move out cleaning, deposit back cleaning, security deposit cleaning, vacate cleaning, move out deep clean, house cleaning before selling, pre listing cleaning, real estate cleaning service, realtor cleaning service, cleaning before moving in, new home cleaning, landlord cleaning service, tenant turnover cleaning, rental turnover cleaning, property management cleaning [city], move out cleaning cost, move out cleaning prices, apartment move out cleaning cost

Real estate agents and property managers send repeat work. If they're a target for you, read how to get referrals from realtors and property managers.

Airbnb and Vacation Rental Cleaning Keywords

Hosts search differently from homeowners. They use platform names and the word "turnover," and many of them manage several properties.

airbnb cleaning [city], airbnb cleaning service, airbnb cleaners near me, airbnb turnover cleaning, airbnb turnover service, vacation rental cleaning, vacation rental cleaning service [city], short term rental cleaning, str cleaning service, vrbo cleaning service, vrbo turnover cleaning, rental turnover cleaning, guest turnover cleaning, airbnb cleaning and laundry service, airbnb linen service, same day airbnb turnover, airbnb cleaning company, cabin rental cleaning, beach house rental cleaning, airbnb cleaning cost, how much do airbnb cleaners charge

Block: "airbnb cleaning checklist" and "airbnb cleaning jobs". The first is mostly hosts cleaning their own place, and the second is job seekers. Also block "how much to charge for airbnb cleaning", which is another cleaner pricing their own work.

Post-Construction Cleaning Keywords

The buyers here are builders, general contractors and renovating homeowners. Few people search, but each job is large. More on this niche in why post-construction leads cost more and are worth it.

post construction cleaning [city], post construction cleaning service, construction cleaning company, construction clean up service, construction cleanup [city], builders clean, final clean construction, rough clean construction, new construction cleaning, new build cleaning, renovation cleaning, after renovation cleaning, after remodel cleaning, remodel clean up, construction dust cleaning, commercial construction cleaning, construction site cleaning, punch out cleaning, post construction window cleaning, post construction cleaning cost, post construction cleaning rates

Block: "post construction cleaning bid sheet", "how to price post construction cleaning" and "construction cleaning business". Those are other cleaners, not clients.

Commercial Cleaning and Janitorial Keywords

Facility managers and office managers often search by the type of building rather than by the word "cleaning." A dental office manager types "dental office cleaning," not "commercial cleaning services." Build an ad group for each building type you serve. For pricing these jobs, see how to bid commercial cleaning per square foot.

commercial cleaning [city], commercial cleaning services, commercial cleaning company near me, janitorial services [city], janitorial company, janitorial service near me, office cleaning [city], office cleaning service, office cleaning company, office cleaners near me, after hours office cleaning, nightly janitorial service, day porter service, small office cleaning, business cleaning service, building cleaning service, facility cleaning services, contract cleaning services, medical office cleaning, dental office cleaning, clinic cleaning service, healthcare facility cleaning, gym cleaning service, fitness center cleaning, school cleaning service, daycare cleaning service, church cleaning service, retail store cleaning, bank cleaning service, car dealership cleaning, warehouse cleaning service, restaurant cleaning service, apartment complex cleaning, common area cleaning, hoa cleaning service, property management cleaning, restroom cleaning service, commercial floor cleaning, floor stripping and waxing, vct floor waxing, commercial carpet cleaning, commercial cleaning quote, commercial cleaning rates per square foot, office cleaning cost, janitorial services cost

Block: "janitorial bids", "janitorial bidding", "cleaning contracts for small businesses" and "how to get commercial cleaning contracts". These are searched almost entirely by other cleaning companies looking for work. Also block "janitorial supplies" and "janitor jobs".

Window Cleaning Keywords

window cleaning [city], window cleaning service, window cleaners near me, window washing service, window washing [city], residential window cleaning, house window cleaning, interior and exterior window cleaning, commercial window cleaning, storefront window cleaning, office window cleaning, high rise window cleaning, screen cleaning service, hard water stain removal windows, skylight cleaning, gutter and window cleaning, post construction window cleaning, window cleaning company, window cleaning cost, window cleaning prices per window

Block: "window cleaning solution", "squeegee", "window cleaning robot", "window cleaner spray", "how to clean windows without streaks" and "window cleaning jobs". DIY and product searches are a large share of this niche.

Carpet and Upholstery Cleaning Keywords

carpet cleaning [city], carpet cleaners near me, carpet cleaning service, carpet cleaning company, steam carpet cleaning, hot water extraction carpet cleaning, carpet shampoo service, pet stain carpet cleaning, pet odor removal carpet, upholstery cleaning [city], couch cleaning service, sofa cleaning near me, sectional cleaning, mattress cleaning service, area rug cleaning, rug cleaning near me, tile and grout cleaning, move out carpet cleaning, commercial carpet cleaning, carpet cleaning cost per room, carpet cleaning prices, upholstery cleaning cost

Block: "carpet cleaner rental", "rug doctor", "carpet cleaner machine", "bissell", "carpet shampoo" (as a product) and "how to get stains out of carpet". Rentals and machines take a big share of carpet searches.

Kitchen Hood and Exhaust Cleaning Keywords

Hood cleaning is sold to restaurants, and the buyer usually has a reason: a fire inspection, an insurance requirement or grease buildup they can see. Keywords that mention compliance tend to convert well.

hood cleaning [city], kitchen hood cleaning, kitchen hood cleaning service, restaurant hood cleaning, commercial hood cleaning, hood cleaning company near me, kitchen exhaust cleaning, commercial kitchen exhaust cleaning, exhaust hood cleaning service, restaurant exhaust cleaning, hood vent cleaning, grease duct cleaning, exhaust fan cleaning restaurant, nfpa 96 hood cleaning, hood cleaning fire inspection, hood cleaning for restaurants, food truck hood cleaning, hood filter exchange service, kitchen exhaust cleaning cost, hood cleaning prices

Block: "hood cleaning certification", "hood cleaning training", "hood cleaning equipment", "hood cleaning degreaser", "how to clean range hood filter" and "range hood" on its own. Certification and equipment searches come from other hood cleaners. "Range hood" is a homeowner with a kitchen appliance.

Match Types: How to Load These Into Google Ads

A keyword list only works with the right match type. For most cleaning companies:

  • Exact match ([move out cleaning austin]) for your proven, highest-intent terms. Exact match gives you the most control.
  • Phrase match ("move out cleaning") to catch longer variations, such as "move out cleaning for 2 bedroom apartment."
  • Broad match only once conversion tracking is set up correctly and you are using a conversion-based bid strategy. Even then, check the search terms report every week. See how broad match drains a cleaning budget and how to set up conversion tracking.

A simple first account structure looks like this:

CampaignAd groupsLanding page
ResidentialRecurring cleaning, Deep cleaning, Move-out, Price termsOne page per service, each with a quote form
CommercialOffice, Medical/dental, Gyms, Property managementCommercial page with a walkthrough booking form
Specialty (only if offered)Airbnb, Post-construction, Windows, CarpetA matching service page for each

Splitting residential and commercial into separate campaigns lets you set separate budgets. Commercial searches are rarer and usually cost more per click, and you don't want residential searches using up their budget. How much to spend in total is covered in our 90-day Google Ads budget plan. Once your keywords are set, write ads that repeat the searched service. We have ad copy examples for cleaning companies.

How to Check Volume and Cost for Your City

Search volume and cost per click vary a lot from one city to another, so national averages are not much use. Check your own market in the free Google Keyword Planner (inside Google Ads, under Tools):

  1. Choose Get search volume and forecasts and paste the lists you plan to use, with your city names filled in.
  2. Set the location to your actual service area, not the whole country.
  3. Look at the top of page bid range. That's a rough guide to what each click will cost.
  4. Don't throw out keywords with low volume. Many of the best local terms show "0–10" searches a month but still bring in jobs, because their intent is so clear.

Keywords for Your Website (SEO)

The same research works for organic search, but the keywords are used differently:

  • Service pages should target Tier 1 terms. Create one page per service ("Move-Out Cleaning in Austin"), plus pages for your main towns. Here's how to do that without creating thin, copy-paste pages: service area pages for cleaning companies.
  • Your Google Business Profile is often a better route to "near me" searches than your website. Its categories and services list do the work there. See the Google Business Profile checklist, and if you work from home, how to rank on Google Maps without a storefront.
  • Blog posts are where Tier 3 questions belong. They don't sell directly, but they answer the questions customers ask before they hire.

Customer questions that make good blog topics:

how much does a house cleaner cost, how often should you deep clean your house, what does a deep clean include, what is included in move out cleaning, move out cleaning checklist, should I tip my house cleaner, do I need to be home for house cleaning, what do house cleaners do, is a cleaning service worth it, difference between deep cleaning and regular cleaning, how long does a house cleaning take, how to prepare for a house cleaner, how often should an office be cleaned, how often should restaurant hoods be cleaned, how often should carpets be professionally cleaned

Keywords That Look Good but Rarely Book

  • Single words: "cleaning", "cleaners", "maid". Too vague, and in broad match Google will match them to almost anything.
  • Competitor brand names: expensive, and they often bring people looking for that company's customer service. Test them only with a separate, capped budget.
  • "Cheap" and "affordable" terms: they get clicks, but the people searching tend to cancel more and compare on price alone. Use them only if low price really is your offer.
  • Terms other cleaners search: "cleaning business," "cleaning contracts," "how to price," "bid sheet," "certification," "supplies." These people are your competitors, not your clients.

Frequently Asked Questions

What are the best keywords for a cleaning service?

Keywords that pair a specific service with a place, such as "move out cleaning [city]", "biweekly house cleaning [city]" or "office cleaning [city]". They show the searcher is ready to hire, so they usually convert far better than broad terms like "cleaning services".

How many keywords should a cleaning company bid on?

Start with 10–20 tightly related keywords per ad group for each service you sell, then multiply by the towns you serve. A focused account with a few hundred specific keywords usually beats one with thousands of loosely related ones.

Should I bid on "near me" keywords for my cleaning business?

Yes, but only in phrase or exact match and with a strong negative keyword list. "Near me" searches have high volume, but they also attract job seekers and DIY searchers, so they cost more than specific service-plus-city terms.

What keywords should commercial cleaning companies use?

Target the type of building as well as the service: "medical office cleaning", "gym cleaning service", "after hours office cleaning", each paired with your city. Block terms like "janitorial bids" and "cleaning contracts", which are mostly searched by other cleaning companies.

Where can I find search volume for cleaning keywords?

Use the free Google Keyword Planner inside a Google Ads account. Set the location to your actual service area, because volume and cost per click vary a lot between cities.
